Spatial Modeling of Land Values and Spatial Planning in Urban Areas

Abstract
Land use can affect the formation of land values. The value of land in urban areas is influenced by spatial structure factors. Spatial planning in developed countries is already an integrated system with land registration and land appraisal. In this case, the subsystem in spatial planning consists of land use management, land registration, and land appraisal. In Indonesia, the activities of spatial planning, land registration, and land appraisal are still separate and independent matters. This research will integrate spatial planning with land value. Spatial planning and land values can be modeled spatially using geostatistical analysis. The results of the study indicate that spatial planning affects the land value of urban areas, especially the city of Bandung. The city of Bandung is designed to have 2 primary centers, namely the primary center of Alun-alun and the primary center of Gedebage. The primary center of the Alun-alun is proven to have a significant effect on land values in the city of Bandung. Gedebage primary center has no significant effect on land value. Gedebage was designed based on the concept of duocentric development in Bandung City to shift dependence on the city center.
